Selling in winter: why an Edmonton listing can shine in January

Many sellers wait for spring. That is exactly why winter can be a smart time to list in Edmonton.

Less competition

With fewer homes on the market, a well-presented listing gets more attention from the buyers who are out looking, and in January those buyers are usually serious: relocations, new jobs and growing households.

Show the warmth

Keep walks and the driveway cleared and salted, turn on every light before showings and keep the house comfortably warm. Photos taken at dusk with the lights on look inviting against the snow.

Prove the house handles the cold

Buyers want to know the furnace, windows and insulation are up to an Edmonton winter. Service records, a recent furnace inspection and utility bills go a long way.

Plan possession around the season

Moving in February is no one’s dream, so be flexible on dates where you can. That flexibility is often worth more to a buyer than a small price cut.

Thinking of listing this winter? Let’s talk about timing.
