Every seller wants the highest possible price, and every buyer wants a fair one. The market settles the argument, and it does it with comparable sales.
Comparable sales come first
I start with homes that have actually sold nearby in the last few months: similar size, age, lot and style. Active listings show the competition, but only sold prices show what buyers were willing to pay.
Condition is the biggest adjustment
A renovated kitchen, a newer roof or a developed basement can move value by tens of thousands of dollars. So can deferred maintenance. I walk through every room and adjust for what is really there.
Timing and supply
Spring usually brings the most buyers, but also the most competition. A well-priced home in a quieter month can stand out. I track how many similar homes are for sale in your area so we price for the market you are actually in.
The cost of overpricing
Homes priced too high sit, collect days on market and often end up selling for less than if they had been priced right on day one. A sharp, honest price brings the strongest offers.
