Buying a home
Buy with a plan, not a panic.
Whether it's your first condo or your fourth house, I'll help you know what to look for, what to pay and when to walk away.
The process
Six steps from first chat to keys in hand
Every purchase is different, but the path is predictable. Here's what to expect when we work together.
1
A planning conversation
We talk about budget, timing, must-haves and deal-breakers, and which parts of Edmonton fit the life you want.
2
Mortgage pre-approval
I'll connect you with trusted local mortgage specialists so you shop with a firm number and a held rate.
3
The search
New listings matching your criteria land in your inbox the day they hit the market. I preview homes where I can and flag concerns early.
4
The offer
We price your offer from recent comparable sales and structure conditions (financing, inspection, condo documents) to protect you.
5
Conditions and due diligence
Home inspection, condo document review, insurance and financing. I coordinate the people and the deadlines.
6
Possession day
Your lawyer handles the funds and title; I meet you with the keys and a short list of trusted trades for anything you want to tackle next.

Buying in Edmonton
Things worth knowing about this market
- No land transfer tax. Alberta charges modest land title and mortgage registration fees instead, which keeps closing costs lower than in many provinces.
- Condos vary widely. Reserve funds, special assessments and bylaws differ building to building. I review condo documents with you before conditions come off.
- Winter tells the truth. Viewing in January shows you how a home handles the cold: drafts, ice dams and furnace noise included.
- Infill is everywhere. Many mature neighbourhoods now mix older bungalows with new skinny homes and garden suites. I'll help you weigh character against new construction.
